In-Unit Inspections |
MGCA’s annual free unit inspections program covers a unit’s plumbing, HVAC system, hot water heater, appliances that use water, and smoke detectors. The inspections note the need to: - fix leaks and damage from leaks;
- replace main gate valves, PVC water supply lines, and valves;
- install battery back-ups for hard-wired smoke detectors;
- replace filters or obtain service for heat pumps;
- repair or replace water using appliances coming to the end of their useful lives.
For the 240 duplex units, there is an additional visual inspection of condensate lines. Clogged condensate lines can result in significant flooding – with potential damage to floors, walls, carpets, furniture, appliances, and lingering dampness that can cause mold if not properly treated. |

The inspections also test Management’s emergency or convenience keys to make sure they work in the unit’s doors. Subsequent repairs are the responsibility of unit owners.
Why have your unit’s systems inspected annually?

Owners report great satisfaction with the inspections, calling them”quick and efficient.” Owners became aware of potential problems before they could cost them time and a lot of money. A potential problem can often be taken care of by the In-Unit Maintenance Program before it becomes a real headache or serious expense for unit owners and perhaps even their neighbors. For example, an inspection found that an old hot water heater was leaking. Had the leak not been discovered and water flooded the units below, the owner would have been responsible for the first $25,000 in resulting damages. The water heater was replaced before serious water damage could occur. Plumbing repairs are a big expense for the Association. Annual inspections will help reduce the Association’s annual operating expenses – and help check increases in condo fees.
